About the Role
We are a growing residential property management company seeking a dependable In-House Maintenance Technician to support our residential rental portfolio. This role focuses on day-to-day maintenance and repairs, routine property inspections, and maintaining overall property condition standards.
We welcome candidates with general maintenance backgrounds as well as those with specialty trade experience or licenses—specialties are a plus, not a requirement.
Guaranteed Hours & Schedule
Guaranteed minimum of 10 hours per week
Opportunity to work up to 40 hours per week, depending on workload
Primarily weekday hours
Mix of occupied homes and vacant units
Predictable scheduling with flexibility week to week
While this role is currently structured as part-time, our goal is to grow this position into a full-time role for the right person as the workload increases.
Key Responsibilities
Perform routine maintenance and repair work, including:
Drywall patching and painting
Basic plumbing (toilets, faucets, disposals, minor leaks)
Basic electrical (switches, outlets, light fixtures)
Appliance troubleshooting and installation
Minor carpentry and general repairs
Conduct routine property inspections as assigned (pre-move-in, pre-move-out, periodic inspections)
Complete maintenance during tenant turnovers
Respond to assigned maintenance work orders during business hours
Accurately document time, materials, and before/after photos
Communicate findings, safety concerns, and follow-up needs to the office team
Identify when work is outside in-house scope and recommend licensed specialists
Perform other maintenance-related duties as assigned
Preferred (But Not Required)
Trade experience or licensing in HVAC, plumbing, or electrical
EPA certification
Experience working with residential rental properties or property management

2+ years of maintenance, handyman, or trade experience
Ability to work independently and manage time effectively
Strong documentation and communication skills

Must have reliable transportation and be able to travel between job sites during the workday.
