Condo hangar bay 'B' in Hangar T6 for sale. 1863 ground floor, 1250 upper including office, den area with window in wall and window unit for ac, and storage area. Ground floor could hold (3) RV-7 airplanes, one in the side bay, two tail in the corners in the main bay and still have room to get around them. Hangar Bay is 35 feet deep at the back, 25 deep on the sides. The bi fold hangar door by Schweiss is 42 feet 6 inches and currently opens 13 feet 6 inches but can be adjusted a bit higher. Second floor is 10 feet above the floor. With insulation in the wall after having the hangar at 60 degrees all day, on a - degree night when you arrive the next morning the hangar is in the low 50's. Extra 100 am 220V power box and well insulated with R30 and OSB walls. High efficiency lighting as well. Electricity is tagged metered on both boxes for billing by the T6 Condo Association which sends the owner a bill every 6 months for the lease, taxes, and utilities (electricity by bay use, we all have tag meters). 2 Windows upstairs and a 5,000 BTW unit through the wall in the sitting area. Every thing is over code. Example 12" joists required every 16 inches on center, we have our 12 inches on center. All are screws and all rafters and lumber secured with brackets and screws. The OSB walls are screwed to the studs and can be removed to get behind them if needed. This method of construction allow for stuff to be taken down without demolition and modified into the future.
Condo fees for taxes, lease, insurance run about 190 a month billed every 6 months. This includes the projected electric based on bay use. Bill Just paid for the next 6 months was 1138.24.

We will be removing the last of the wall hanging so that it will be a bare hangar. Rent for a hangar this size is $750 - $800 per month.

For private storage and use there are no problems, for commercial operation you need to rent a bathroom for the CIty. I rented an office and bathroom (communal) that I never used for $100 a month to comply.
